Request a Greek cadastral sheet copy, confirm the extended KAEK and understand the fee, payment stages and recorded rights before reviewing a purchase.

This guide is a preliminary screen for a cost or timing question, not legal, surveying, engineering or tax advice; read the full scope and limits before relying on it.

An αντίγραφο κτηματολογικού φύλλου, or cadastral sheet copy, can be requested through the Hellenic Cadastre's electronic document service for the offices and areas it covers. The official procedure register describes it as showing the property's detailed position, registered rights and shares, relevant encumbrances or claims, and associated legal documents s1), s2.

For a buyer, this is a different task from locating a shape on a map. The purpose is to obtain the correct document for professional review. Official sources checked on 2 November 2026.

Confirm the extended KAEK before requesting the copy

The official procedure register, Mitos), requires the extended KAEK, including the parcel and applicable vertical or horizontal property components. For an apartment or another divided property, a map's parcel-level identifier may not describe the precise object you need.

Ask the seller or commissioned adviser for the complete identifier as recorded in the relevant document. Preserve its format. Do not invent missing components or append zeros because another property's reference looks similar.

If several units are included in the proposed sale, prepare the list before making requests. The diagram procedure's official warning) identifies incorrect KAEK entry as a recurring problem in requests for cadastral documents. Successfully downloading a PDF does not mean it concerns the property you intended.

Follow the official electronic request

Use the Hellenic Cadastre service page and linked request manual. The published workflow is:

  1. Sign in with your personal Taxisnet credentials.
  2. Choose Κτηματολόγιο or Σύστημα μεταγραφών και υποθηκών according to the area's coverage and applicable system.
  3. Select Νέα αίτηση πιστοποιητικού and the cadastral-sheet copy where that is the relevant document.
  4. Complete and check the required identifiers before submission.
  5. Obtain the fee notice, pay and monitor the request folder.
  6. Retrieve the PDF following the relevant processing and payment confirmation.

The official page lists cadastral-system documents separately from documents in the transcription-and-mortgages system s2. If you see a different list, have the adviser confirm the relevant route rather than selecting a certificate whose name happens to look familiar.

For a buyer without suitable personal digital access, ask how the seller or properly authorised professional will obtain the required evidence. Do not use another person's login as the document-access plan.

Read the fee and timing at the correct stage

At the access date, the Mitos record), last updated on 25 September 2026, lists €9.50 and an estimated six-day digital time. Pay the amount stated on the actual request's fee notice.

The Cadastre service instructions describe separate stages. Some notices are produced automatically; others follow processing, for which the page states up to ten working days. It requires payment within seven days, and bank confirmation can take up to two working days.

These figures refer to different parts of the workflow. They should not be combined into a promise that every copy is delivered within six days. If your contract review has a deadline, ask the commissioned professional to plan the document request accordingly.

To compare the identified parcel with available territorial map layers, open the LandCheck map. A report costs €29 in one language or €39 in two; read the sample report first.

Check identity before interpreting rights

When the copy arrives, confirm its property identifier and description first. Then note the type of right, holder and share, together with the references to relevant acts. Mark any encumbrance or claim entry for explanation by the purchase lawyer. Those are within the document's described scope s1).

For an explicitly hypothetical share check, two entries for the same type of right show 1/2 and 1/4. Their sum is 3/4, not the whole. The arithmetic tells you to ask about the remaining share. It does not decide what either person can transfer.

Keep different types of rights separate instead of adding unlike entries as though they were identical shares. Ask the lawyer to relate the actual rights and any charges to the proposed sale.

A referenced act may need to be obtained and read as well. The official document list includes copies of acts as a separate output s2. A short English summary should retain those original document references so the adviser can trace them.

A published procedure establishes a useful check

The worked evidence here is the Mitos procedure record). It describes both the sheet's content and the extended identifier needed to obtain it. Comparing those requirements establishes a narrow finding: choosing the correct document type is insufficient if the request identifies the wrong property object.

This is an analysis of the official procedure, not a claim that we inspected a private seller's sheet or approved a particular title.

If the document is wrong or reveals an issue

If the identifier concerns another property, retain the request number and full PDF and contact the competent office for guidance. If the property is correct but a right or charge is unexplained, send the complete document to the lawyer before deciding whether to commit funds.

Do not remove pages containing unfamiliar entries to produce a supposedly clean copy. The full document, date and issuance details are the evidence the adviser needs.

For the larger purchase review, our guide to title documents and boundaries explains the surrounding questions. Obtaining a sheet is an evidence-gathering step, not the final legal conclusion.

Once you have the correct parcel, select it on the LandCheck map for an initial review of available territorial information. The sample report shows its scope. This is preliminary screening and does not replace legal advice or a survey.

Sources

This is a preliminary risk flag based on public datasets and general rules. It is not a legal opinion, permit confirmation, title due diligence, tax advice or engineering certification. Before purchase or design decisions, obtain written advice from a Greek lawyer and the relevant engineer, forester, notary or authority.

Common questions

Is the cadastral sheet the parcel map?

The sheet concerns the rights and related entries described by Mitos s1). The cadastral diagram extract is a separate document s4).

Can I use a parcel-only KAEK for an apartment?

The procedure requires the extended identifier s1). Have the seller or adviser confirm the precise property components rather than constructing them yourself.

Is the six-day figure a guaranteed delivery time?

Mitos identifies it as estimated s1). The service page describes processing, notice, payment and bank-confirmation stages separately s2.

Can a fee-exempt request use the same online route?

The official page directs fee-exempt issuance requests to in-person submission at the competent office or branch s2. Confirm the applicable route before paying.
